Financing in Wellington at a glance
- Conforming limit: $832,750 for a one-unit home in 2026; above that, you're in jumbo territory — common in Wellington's equestrian and larger gated communities.
- HOA communities: most of the Village is deed-restricted; HOA dues and any special assessments count in your qualifying payment, and condo or townhome projects may need lender review.
- Equestrian properties: residential acreage with barns and paddocks is financeable, but lenders differ on outbuildings, land value and agricultural use.
- Insurance: homeowners and windstorm premiums, roof age and flood-zone status materially affect the payment; quote early.
- Taxes: Palm Beach County property taxes reset to the purchase price for a new owner; the homestead exemption and the Save Our Homes cap apply once you file, and Florida allows portability of prior cap savings.
- Physicians: Wellington Regional Medical Center and the West Palm Beach hospitals make physician loan programs a frequent fit here.
- Investors: seasonal demand during the winter equestrian season supports DSCR financing for furnished and long-term rentals, subject to community rules.
General information, not a commitment to lend; program terms vary by lender and are subject to underwriting.
What makes Wellington different from the rest of Palm Beach County
Wellington is a village of roughly 60,000 people in central Palm Beach County, about 15 miles west of downtown West Palm Beach, incorporated in 1995. It is best known as the winter equestrian capital of the country — the Winter Equestrian Festival and the polo season bring riders, owners and seasonal residents to town every January through spring — but most of the housing is family-oriented planned communities built from the 1980s onward: Olympia, Versailles, Binks Forest, Wellington's Edge, Buena Vida and dozens of others, plus the fly-in Aero Club with its private runway and hangars, and the estate-and-barn properties of Palm Beach Polo, Saddle Trail, Paddock Park and Grand Prix Village.
For a lender, that mix matters. A townhome in a 1990s HOA, a 4,000-square-foot house in a newer gated community, a hangar home, and a ten-acre farm with a 12-stall barn are four different underwriting conversations. The appraisal, the insurance, the HOA documents and the acceptable loan programs are different for each. Knowing which lender is comfortable with which property is most of the value I add on a Wellington purchase.
The costs Wellington buyers underestimate
Insurance. Florida homeowners insurance has been the biggest variable in a mortgage payment for several years. Roof age, construction type, wind-mitigation features and distance from the coast all drive the premium, and some carriers won't write older roofs at all. I ask for a real quote — not an estimate — before I finalize a pre-approval so your number holds up.
Flood zones. Flood-zone determinations in the western communities vary street by street. If the lender requires flood insurance, it is part of the payment we qualify you on; if it doesn't, it may still be worth carrying.
HOA dues and assessments. Dues range widely across Wellington, and a pending special assessment can change both your payment and a lender's willingness to finance a condo or townhome project.
Property taxes after purchase. The seller's current tax bill is usually not what you will pay. Palm Beach County reassesses at the sale price; your homestead exemption and the 3% Save Our Homes cap protect you after that, and if you are moving within Florida, portability can transfer part of your prior cap savings.
Loan programs that fit Wellington buyers
- Jumbo loans for amounts above $832,750 — equestrian estates, waterfront lots and the larger gated communities — compared across many lenders, including bank-statement and asset-based jumbo programs for business owners.
- Physician loans for residents, fellows and attendings joining Wellington Regional, St. Mary's, Good Samaritan, HCA Florida JFK or Jupiter Medical Center: low down payments, no monthly mortgage insurance, closing on a signed contract.
- DSCR investor loans for seasonal and long-term rentals, qualified on the property's rent and closed in an LLC.
- Bank statement loans for the self-employed — trainers, contractors, small-business owners and professionals whose tax returns understate their income.
- Conventional, FHA and VA loans for first-time buyers, move-up buyers and veterans across the Village's family communities.
- Refinances and cash-out including HELOC alternatives when your current first-mortgage rate is worth keeping.
How we work together
Most clients never need to come to an office, and I don't keep one: we meet by video, or I come to you — your kitchen table, your office, your closing. The application, documents and signatures run through Loan Factory's secure platform. You get one point of contact from the first call to funding, and I personally answer the phone. If you are comparing lenders, bring any Loan Estimate you already have to a 15-minute call and I'll go through it line by line.
Neighboring markets I serve from Wellington: Royal Palm Beach, Loxahatchee and The Acreage, Greenacres, Lake Worth Beach, Boynton Beach, Palm Beach Gardens, Jupiter, Boca Raton, West Palm Beach and the rest of Palm Beach County, plus Broward and Miami-Dade.
